Mold and mildew stains are common. Is it absolutely necessary to do something about this?
There is only one answer to this question: mildew stains and mold in old garages are not “just” ugly. The mold spores spread through the air by the mildew, and mold spots can actually pose a health risk to garage users. That’s why something should be done about it – ideally with a lasting effect!
As a rule, the risk posed by mold infestation in the garage is probably not as extreme as that posed by mold-infested living spaces, for example. After all, a garage is nowhere near as tightly sealed as a living space, and there is always an exchange of air when driving in and out of the garage. However, mildew stains and mold in garages also develop a certain risk potential! In addition, the mold spores can also reach garden or leisure utensils stored in the garage, so that these can also start to grow mold!
The fact is, mildew stains and mold have no place in the old garage. They should definitely be removed, and it is also essential to ensure that no new mold forms after removal. In short, the most important thing is to tackle the cause of the mold growth!

And what is the best way to tackle the cause of mold growth in old garages?
When mold forms in older garages, there are usually two causes:
- Too much moisture is introduced into the garage and
- …the air exchange between the inside of the garage and the surroundings is too low.
And what can be done permanently to prevent mold in the old garage?
As part of an old garage renovation by professionals such as our renovation specialists at ZAPF, the procedure is generally as follows:
- First, the cause of the high moisture levels in the garage is determined and remedied as part of the renovation. It is very frequently the case with old garages that the flat roof coating is no longer intact at some point, and rainwater gets inside through the garage ceiling. This can be remedied by renewing the garage roof coating or installing a durable, galvanized, and attractive mono-pitch roof.
- To prevent too much moisture from being brought into the garage after renovation, e.g., by vehicles that are still covered in snow, it is also essential to significantly minimize this entry (e.g., by sweeping off the snow on the car before driving into the garage) and to allow the inside of the garage to dry out well again and again through regular ventilation.
- If you want to intensify this air exchange between “inside” and “outside” without having to constantly open and close the garage by hand, you can also use the renovation and modernization of the old garage to have a so-called eco-garage ventilator (which is powered by the wind without electricity) installed. Or have a so-called premium sectional door installed – the top section of the door can easily be tilted for improved air exchange, also conveniently by remote control!
Treated and renovated in this way, mold and mildew no longer stand a chance, even in old garages!
