Is the prefabricated wooden garage convincing?

Prefabricated garages are now also available in wood. But does that make sense?

Concrete is probably the most commonly used building material for prefabricated garages in Germany. And for good reason, as there is a lot to be said for concrete as a building material for garages. However, prefabricated garages are also made from other materials – usually in much smaller quantities. For example, prefabricated garages are also available as sheet metal versions (made of sheet steel). However, these are considered to be significantly more temperature-sensitive than the solid and therefore particularly temperature-stabilizing prefabricated concrete garages. This is not an insignificant aspect, especially in the current increasingly hot summers! Wood, on the other hand, is very good at buffering heat and cold fluctuations – which is why the wooden or timber-frame garages that have been available for some time now could perhaps be an alternative to the classic concrete garage …?

Durability of prefabricated garages:

Concrete is one of the most durable building materials of all. In fact, there are still buildings dating back to Roman times that were made from a predecessor of our modern concrete. Sheet steel and wood therefore have a hard time keeping up in this respect. Their longevity depends on how well and durably the sheet metal is protected against rust and the wood against moisture, fungi, lichens and parasites.

 

Stability of prefabricated garages

This can be compared relatively easily between the various prefabricated garage systems: A good reference value here is the so-called “roof load”, which every supplier bases its garage statics on – and which provides a good comparative value for why solid prefabricated concrete garages can also withstand storms and heavy snow loads.

 

Assembly of the prefabricated garages

In the vast majority of cases, both sheet metal and timber or timber frame garages are assembled directly on site from individual parts delivered there (depending on the provider, either by themselves or by the company). This works in many cases … with prefabricated concrete garages, however, customers have the certainty that the garage can be used in any case – because it is delivered ready-made and only needs to be placed on the prepared foundation (which the other prefabricated garage systems also require in some form) on site.

Maintenance of prefabricated garages:

Both sheet metal garages and wooden garages require intensive maintenance at relatively regular intervals, otherwise the sheet metal may rust in one case – or the otherwise unprotected wood may start to decompose in the other. Concrete, on the other hand, is almost indestructible even without maintenance!

For further classification: Experts give the following recommendations for the renewal of wood coatings…

  • Glazes: best to renew annually
  • Thin-layer glazes: Must be renewed approx. every 2 to 3 years
  • Thick-film glazes: renewal recommended every 3 to 5 years
  • Paints and other opaque coatings: Are best renewed approx. every 5 to 7 years

 

Optics of prefabricated garages:

Even if the appearance is certainly a matter of debate, one thing is a fact: the visible technical structures on the inside of sheet metal and wooden garages are probably not to the liking of many buyers.

 

Equipment of the prefabricated garages:

One thing is particularly important when it comes to the basic equipment: Both prefabricated timber garages and sheet metal garages are usually delivered and handed over without a floor – unlike prefabricated concrete garages. This floor must be installed subsequently (paved or concreted) – which causes additional work and additional costs.

 

Cost of prefabricated garages:

To compare the costs of different types of prefabricated garages, it makes sense to consider both the basic equipment (see above – is the floor included? Is on-site assembly included in the offer?) as well as the long-term care and maintenance costs (regular wood or sheet metal painting required?). The feasible durability should also be included in the comparison. It is precisely in these points, which are often given less attention, that the prefabricated concrete garage can score decisive points!

 

And another important note: timber prices are currently continuing to skyrocket. For prospective buyers of prefabricated timber garages, this means that suppliers are usually unable to quote reliable final prices at the moment!

 

Delivery times for prefabricated garages:

A prefabricated concrete garage from a well-known supplier such as ZAPF has a delivery time of 8 – 12 weeks, depending on the garage type. Prefabricated timber garages in particular currently take 14 – 18 weeks, probably due to the current market shortage of high-quality timber.
