With older garages in particular, it is important to check them regularly for damp, mold, and mildew to identify fundamental structural problems in good time and also protect against serious health risks.
Our tip: Check the old garage regularly!
Carefully check the ceilings and walls of your older garage at least once a year for signs of mold or black mildew stains. Such stains (especially if they accumulate on the ceiling) are not only a visual problem but can also indicate more serious challenges such as a leaking roof.
If this is the case, a professional garage roof renovation should be considered, for example, by recoating the old flat roof or installing a single-pitch garage roof.

But even if your garage roof is still watertight, the first signs of mildew and mold are not to be trifled with!
Mold can not only spread to garden and leisure equipment stored in the garage. Mold is also a health hazard! The toxic mold spores can enter our lungs via the air we breathe. This must be avoided at all costs.
The best way to do this is to prevent as much moisture from getting into the garage in the first place, which molds need to grow!
For this reason in particular and currently: Avoid letting too much moisture into the garage.
Because moisture often gets into the garage unintentionally, especially in the cold and wet season – through snow, ice, or hoarfrost on the vehicle. It is therefore important to roughly remove these cold “weather residues” before you drive into your garage.
If this is not possible or you have forgotten to do so, you should remove any dripping ice or snow from the garage as soon as possible, at least after entering, to prevent moisture from collecting.
The following also applies to every garage: regular ventilation is a must!
To effectively prevent mold growth, we recommend opening the garage door every 2-3 days for a sufficiently long time to allow the moist air to escape. This is particularly important now to keep the garage dry during the damp, cold months from October to February.
Please remember, however, that anything parked in the garage (summer tires, bicycles, garden tools, etc.) is always accessible to potential “thieves” during ventilation. This is why some garage owners shy away from airing the garage and ask themselves the question for good reason:
Aren’t there actually also retrofittable technical solutions for the theft-proof ventilation optimization of garages?
The answer to this question is yes, there is.
Reputable garage renovation companies certainly offer appropriate solutions. At ZAPF, we even have two technical retrofit options for ventilation “support” in our portfolio:
Retrofit solution 1: the eco garage ventilator
The installation of an eco garage ventilator can be an ideal solution for simplified and particularly effective ventilation support that does not (literally) open the door to thieves, especially if a renovation is due anyway. This is because this innovative fan is installed on the roof of the garage and uses the power of the wind to ensure a constant exchange of air without consuming any electricity.
Retrofit solution 2: Premium sectional door with partial tilt function:
Another effective ventilation option is our remote-controlled premium sectional door, which has a practical partial tilt function for the door. This function makes it possible to tilt (only) the upper part of the door slightly, allowing fresh air to enter continuously without compromising safety.
The bottom line for you is…
Regular ventilation and annual self-inspection and maintenance are essential to effectively counteract massive damage caused by moisture and mold. With modern special ventilation solutions, you can easily and reliably ensure that your garage is always optimally ventilated AND protected, even in the damp and cold months.
