
First things first: there is no need to panic if the roof of a solid garage is leaking. Even if the garage roof leaks due to a 40 cm layer of fresh snow or torrential downpours, there is generally no need to rush into emergency measures. Solid garages (i.e. prefabricated garages made of reinforced concrete – such as those from ZAPF – or even brick garages) do not immediately collapse just because a little moisture seeps in through the roof. The building structure of solid garages is so solid that water penetrating through the garage roof does not immediately cause substantial damage.
So what should you do if your garage roof is in need of renovation during the cold season?
In fact, there is no need to panic, but you should still contact the garage renovation experts as soon as possible. This way, the situation can already be analyzed and recorded in detail during the cold season, the renovation date can be agreed and it can also be determined together what should be tackled in the course of the garage renovation. For example, whether modernization wishes (e.g. installation of an electric door drive or exterior lighting in the garage door area) should also be implemented!

How can you tell that a garage roof is no longer watertight?
A leaking garage roof can rarely be recognized by large amounts of water dripping from the ceiling on the inside or flowing down the inside walls (in which case the damage would actually be quite severe). Instead, in the case of leaks, the wall or ceiling surfaces are permanently wet when painted over and the material is also visibly soaked – but above all, black, black-green or anthracite-colored stains (mildew or mold stains) form in permanently soaked areas.
What methods are there for waterproofing a garage roof?
There are two main methods for flat garage roofs – classic garage roof surface renovation and the addition of a shed roof:
Garage waterproofing method 1: Renewing the roof surface of the garage roof
- Removal (if present) of the roof gravel piled up on the flat roof
- Removal of the current (and obviously damaged) roof coating
- Application of new welded sheets or an Evalon roof coating
Note on this: This method does not make sense on cold winter days (so you will definitely have to wait until next spring to apply it). The durability of the renewed roof coating is roughly the same as the initial coating. The work involved with this method is relatively straightforward.
Garage waterproofing method 2: Attach mono-pitch roof to the flat garage roof
- ZAPF produces a highly stable and extremely durable monopitch roof construction (made by ZAPF) from high-quality steel in its own workshops
- This monopitch roof is painted in a color of your choice (special colors available at an extra charge) and thus permanently protected against corrosion
- The mono-pitch roof is then placed on top of the existing garage roof like a hood, without working on the flat roof underneath
Note on this: A mono-pitch roof can also be installed on a leaking flat roof garage on cold winter days (so you do NOT have to wait until next spring to install it). The mono-pitch roof is particularly durable – and also buffers strong temperature fluctuations. In addition, a mono-pitch roof structure looks particularly attractive. However, the cost of a shed roof structure is somewhat higher than that of a simple new garage roof coating.
