Your ZAPF garage has served you faithfully for many years – but is now showing the first signs of time? Then you may be faced with the decisive question: modernize or replace with a new building?
Taking stock – what is the state of your garage?
Before you think about modernization or a new build, do a quick check:
- How old is the prefabricated concrete garage or the brick garage? ZAPF garages last for decades, but the first signs of aging appear after about 20 years.
- What damage is there? Cracks in the plaster? Moss growth? Leaks in the roof? Or problems opening the door?
- What about comfort & technology? No electric gate, no LED lighting, no ventilation? Perhaps it is simply no longer up to date.
Our tip: Take photos of the outside and inside and make a note of what bothers you or is missing.

When does a new build make more sense?
A complete replacement may be the better solution if:
⛔ The structure of the prefabricated concrete garage is badly damaged.
Often, this manifests itself in massive, continuous cracks in the walls or foundations, which are not only visually noticeable but can also pose a considerable safety risk. Moisture has often already penetrated deep into the masonry or concrete elements, causing lasting damage that is almost impossible to repair reliably.
It becomes particularly critical when the roof is affected: if it is soaked through or already leaking in places, water can penetrate unhindered and cause further structural damage – including mold growth and corrosion of any metal that has been installed.
Such an initial situation usually makes renovation uneconomical. The costs for sealing, crack grouting, drying, and restoring the load-bearing structure often significantly exceed the value of the garage itself. Even a partial repair would only mean postponing the repair instead of replacing it – a new need for renovation would be foreseeable. In these cases, demolishing the existing garage and erecting a new prefabricated concrete garage is usually the more sensible, cheaper, and, above all, safer alternative in the long term.
⛔ Size and use no longer suit your everyday life.
What used to be sufficient often seems cramped today: parking becomes a matter of centimeters, the bicycle is parked in the hallway, and there is simply no room for tools or hobby equipment. Perhaps you now have two cars in your household, need additional storage space, or dream of having your own small workbench for craft projects. Modern requirements such as a wall box or power connections for your electric car are also difficult or impossible to integrate in older garages – especially if the infrastructure is lacking or space is too limited.
In such cases, the new construction of a larger or individually planned prefabricated concrete garage from ZAPF is the ideal solution. It can be tailored precisely to your current and future needs – whether in terms of width, depth, interior fittings, or technical equipment. In this way, you can turn your garage not only into a secure parking space but also into a multifunctional room that complements your everyday life and creates real added value.
⛔ An extensive conversion would be necessary.
Sometimes it is no longer enough to just make small adjustments – for example, if the overall design no longer meets your requirements. For example, if you want to turn a single garage into a double garage, you will quickly reach the structural and static limits of existing prefabricated garages.
The desire for a new roof shape – from a simple flat roof to a visually appealing pitched roof, for example – can often only be realized with great effort in older models. Such conversions not only require extensive interventions in the existing building fabric but also often entail additional approvals, planning services, and follow-up costs.
Often, a complete new build is therefore not only more economical but also the better solution in terms of technology and design. With a modern ZAPF new garage, you can realize your wishes without compromise – whether in terms of size, shape, roof variant, or equipment – and also receive a long-lasting solution with contemporary construction quality and warranty.
⛔ The design is to be fundamentally changed.
If you are looking for a new architectural direction and want your garage to match your house not only functionally but also visually, an existing prefabricated concrete garage will quickly reach its limits. Especially if you want modern design elements such as a surrounding parapet, an elegant monopitch roof, or an integrated carport extension, it will be difficult to convert the old structure accordingly. A harmonious integration into a newly designed driveway or a continuous façade design can also only be implemented with great effort in an older garage. A new build offers significantly more design freedom here. With an individually planned new ZAPF garage, architectural ideas can be implemented flexibly – both in terms of shape and color as well as roof lines, extensions, and surfaces. Your garage will not only be a functional part of your property but also an aesthetic statement that underlines the overall impression of your home.
